These fields moved from the lot level to the community default (with per-phase overrides). Run this once to lift the values already on your lots up to each community's default. It previews before writing and leaves any community default you've already set untouched.

Your "is-this-deal-a-thing-yet" view. This is where Prospects live, where you see pipeline math, and where lifecycle transitions happen.

Add new prospects from the Prospects tab. Promote with the → Ctrl button on a prospect row, or the ↑Shv button on a controlled phase chip.

Community Management

Detail-level work for Controlled and Shovel-Ready communities only. Lots, plan lineups, takedown schedules, options.

Prospects don't appear here. Once promoted, that's when richer detail-editing kicks in.

The lifecycle workflow

Lifecycle is per-phase, not per-community. A development typically has phases at different stages simultaneously — Phase 3 can be shovel-ready while Phase 5 is still controlled.

Promoting a prospect promotes all its phases at once to controlled. From there, phases promote individually with the ↑Shv button.

Prospects can carry phases too. If a prospect already has known product mix (e.g. 30 TH lots and 12 SF lots), click + phase on the prospect row to add them up front — they come along through promotion. Phases on prospects are planning-only (counts, types, dates) — individual lot inventory waits until after promotion to Controlled.

Promotion preserves IDs. Community and phase IDs stay the same through every promotion, so InstaBuild and BuilderDNA keep their references intact. Prospect-only fields (odds, rank, likelihood) fold into prospectHistory for conversion-rate tracking.

Prospect list sorting

The Prospects tab now opens sorted by Rank (lowest number first). Click any column header to re-sort by that column — click again to flip direction. Unranked prospects always sit at the bottom regardless of direction.

Deposits tracking

Open any community drawer (✎ Edit on a community row) and you'll see a Deposits panel with + Add Deposit. Each deposit captures amount, date, status (anticipated or paid), notes, and which phases it covers — check "All phases" or pick specific ones.

Anticipated deposits let you forecast cash flow before payments are made. When the payment lands, click → Paid on that row to convert it in place — the original anticipated date stays as a planning record, and the new actual paid date is captured separately.

Deposit Tracker report

New report under Reports → Deposit Tracker. Lists every deposit across every community in one table — community, phase, date, status, amount, deposit number, notes — with running anticipated and actual totals at the top.

Excel / CSV export on reports

Lot Takedown Schedule, Takedown Detail, Purchased Lot Aging, and Deposit Tracker now have a ⬇ Export CSV button next to Print. Files open cleanly in Excel and are stamped with the date.

Sage Community/Phase Number

Each phase now has a Sage Community/Phase Number field (e.g. P1-100-0000) inside the phase modal. For communities without phases, the field appears on the community drawer instead. Used to link Pipeline records to the Sage accounting system later.

Update Log

Every community drawer and phase modal now has an Update Log section. Type an update, click + Add, and it gets timestamped automatically with the most recent at the top. Use this for "met with engineer 4/29 — permits look good" style notes that you want a record of over time.

The original free-text Notes field still exists below the log — it's relabeled "Notes (legacy free-text)" but kept intact for backward compatibility.
